Do you feel guilty?

building trustOne of the things that we do with our Clients is build trust.? I believe that most of us work hard to establish that relationship based on honesty and expertise.?

So when a Client calls and asks me to list their home that they bought through me in, let's say, April of 2007 at the height of the real estate market, it can cause some consternation when I do a current Market Analysis and find that the current value of their property is tens of thousands of dollars less than what it was when they purchased it years ago.

We have been told all of our lives that real estate is a good investment.? As a fifth generation real estate professional, I truly believe that a strong economy is contingent on a strong real estate market.? Historically, purchasing property has been one of the best investments that you could make.? Sure there are rises and falls in the market, but on the whole, waiting just a few years to get out of the 'falls' will generally pay off handsomely.

That has not been the case recently.? Living in a military town, men and women of our Armed Forces are being transferred in and out of my town with regularity.? They often don't have time to 'wait it out,' and it becomes our job to get them the best possible price in the current market.

In 2006, I was blessed with the perfect Client.? He knew exactly what he wanted, he had cash to purchase, and when we found the home that he wanted that was very well priced, we were closed within two weeks.? Now it's time for him to sell.?

His life circumstances have changed and it is imperative that we get the home sold quickly.? We are currently listed many, many thousands of dollars below what he purchased for seven years ago, and the City redistricted the property one block into a much poorer school district.? What was, at the time, such a good investment, is now costing thousands of dollars each month that it sits with not even a showing.

frustrationBecause it has always been my focus to do the absolute best for the people for whom I work, I find that I have been feeling guilty lately when the purchase that seemed so promising a few years ago is now an albatross, and there is absolutely nothing that I can do to make that situation any better or any different.? The families that put their trust in me are sometimes losing life savings because the price of the home didn't hold.

Of course I realize that there is absolutely nothing that I can do to make that any different, AND that it is not my fault.? Of course I realize that we do the best that we can with the information that we have at any given moment.? But I can't help but have a little broken heart for the circumstances that my friends find themselves in, and try to understand that, again, I can only do the best that I can do with the information and circumstances that are currently available to us.

This is not just about this individual.? It's about a large percentage of deals that I am handling these days.? That doesn't negate the fact that sometimes I still feel guilty, and that I certainly hurt with them.
